Home Sales UP in Cincy Area

Home Sales Up 5 Months in a Row -

October Strongest % Gain This Year

Local home sales -- for the fifth month in a row -- surpassed sales activity from a year ago.
Sales last month totaled 1,724 homes, up 15% from last October. It was the strongest
year-over- year return for any month this year.

Nationally, home sales increased 23% from a year ago.

The federal tax credit for first-time buyers continued to be the positive “shot in the arm” for
buying last month. That program was set to expire Nov. 30.

Other factors for the October gain included low mortgage rates and a favorable inventory of
homes from which a buyer could select. Mortgage rates for a 30-year fixed rate loan now average
5.07%. A year ago it was 6.31%. Lower mortgage interest costs a homeowner less each month in
housing payment.

Congress recently extended and expanded the tax credit program for home purchases made by
April 30, 2010 and close by June 30. The enhanced program continues with a tax credit up to $8,000 for
first-time buyers, but also $6,500 for current homeowners who buy between now and April 30.

Inventory of homes for sale currently is at 7.48 months compared to 10.28 months a year ago. A
balanced market – for buyers and sellers -- is from 5 to 6 months.

Breaking news! Tax credit extension passes! Now all we need is a presidential signature!

Homebuyer Tax Credit - Extension Update

Good news from Washington. The House will vote today on a bill that would extend the first-time homebuyers tax credit. The Senate passed the legislation 98-0, yesterday.

The current $8,000 tax credit for first-time homebuyers set to expire at the end of the month, President Barack Obama is expected to quickly sign the measure into law to extend benefits through April 2010. The program would also allow a $6,500 credit for homebuyers who have lived in their current residences for five years.

Sibcy Cline Realtor Michelle Sloan says, "This is the incentive needed to help some buyers make a commitment and it gives them a little time to get their financial situation in order to buy a home."

If you have the oppprtunity, please VOTE today.

Waiting for Homebuyer Tax Credit Extension

The federal government's first-time homebuyer tax credit is scheduled to expire Nov. 30. The credit, part of the Obama administration-backed economic stimulus package, rewards Americans up to $8,000 for buying their first home.

Work is under way in the Senate to extend the credit.

Housing industry insiders fear the residential market's recovery will likely be hurt if the tax credit expires. The National Association of Realtors claims first-time buyers account for 50 percent of all sales.

Congress is moving toward extending, expanding or replacing the tax credit. The Senate is expected to vote soon on a bill co-sponsored by Georgia Republican Johnny Isakson that would extend the deadline five months to April 30, 2010, and make the credit available to all new home buyers, not just to first-timers.

The new legislation would extend the $8,000 credit for first-time buyers and create a $6,500 credit for others so long as they have owned a home for at least five consecutive years since 2001.

Cincinnati area Realtor Michelle Sloan says, "Extending the credit and expanding it to all homebuyers will have a positive effect on the local and national economy. The extension will give buyers time to save money for downpayment and find the perfect home for their needs."

Testimonial for Sibcy Cline Realtor Michelle Sloan

I wanted to send you a note and let you know what a wonderful job Michelle did to sell my house. Michelle persevered through a very difficult situation initially, and handled it both professionally and with great patience. Since then, she has been excellent in her marketing strategy. She made sure all the new photos of the house made a good impression for the brochure and web advertising, put together a wonderful presentation in the subsequent brochure, hosted Open Houses, posted advertisements on all available media, and suggested price changes at the most appropriate intervals to “freshen” the placement of the listing.

I thank Michelle for all her efforts and Sibcy Cline as well for its role in the sale of the house.

Thank you so much!

Marsha T.

Extend the Tax Credit

Extending the First-Time Home Buyer Tax Credit, due to expire at the end of November, is high on the Democratic Congressional to-do list, legislative aides said.

After last Wednesday's meeting with President Obama and House Speaker Nancy Pelosi (D-Calif.), Senate Majority Leader Harry Reid (D-Nev.) released a statement that the government should, "continue efforts to strengthen the housing market by extending the home buyer tax credit."

Mark Zandi, chief economist at Moody's Economy.com, who is a consultant to Democrats in the administration and Congress, is advocating extending the credit through August and making it available to all home buyers. He said failure to extend the credit just as more foreclosures enter the market will push housing prices down.

Also, the House is expected to pass legislation to extend the credit through 2010 for people who have been out of the country in the military, intelligence, or foreign services.

Source: The New York Times

"Let's hope this is true," says Realtor Michelle Sloan. "There are too many buyers out there who want to take advantage of this tax credit but can't for a number of reasons. They may not have enough money for down payment and closing costs or they could be waiting for the acceptance of a short sale offer from a lender - which takes up to six months to close".

Ask your congressman to extend the home buyer tax credit and make it available to all home buyers!!

Buyer Beware

Are you interested in purchasing a foreclosure home? You may be able to get a jump on those properties if you take a look at homes that are being sold at a sheriff's sale.

In Warren County, Ohio you can see the latest homes on the sale block on this web site: http://www.wcsooh.org/sheriff/search/shfentry.htm

A few things to consider.

1. A deposit of 10% of the purchase price is required the day of the sale.
2. The balance must be paid within 30 days of the confirmation of sale. All purchasers must complete a Purchaser Information Form at the time of the sale.
3. The purchaser or purchaser's representative has no right or access to the property until it is paid in full and the deed is recorded.
4. The Sheriff's Office does not guarantee a free and clear deed.
5. Sheriff sales are "Buyer Beware" and it is recommended that you seek legal advise.
6. The appraisal conducted for purposes of this sale did not include an interior examination of the premises.

Most often the bank or lender, who is selling the property because the owner is behind on payments, will buy the house back at the sheriff's sale and then put it on the market as a foreclosure home.

Home Sales Increase

Homes sales are up in August in the Cincinnati area and around the country. One reason is the $8,000 tax credit opportunity for first time home buyers.

The tax credit program is about to expire. Buyers who still want to take advantage don't have much time. Deadline to close is November 30, 2009. At this point, buyers should be under contract in the next couple weeks in order to close on time.

First time homebuyers in the Cincinnati area must be pre-approved for a mortgage and have a minimum of 3.5% down payment.

Call Sibcy Cline Realtor Michelle Sloan for expert advice about buying or selling a home. "There is no guarantee that the tax credit will be extended. There are still some great homes available in the Mason, West Chester, Loveland area."

Tax Credit Countdown - It's Not Too Late

Home buyer tax credit countdown is underway.

The first-time home buyers tax credit ends Nov. 30. That means a buyer must close on a property on or before that date in order to qualify for the $8,000 credit. Is it possible to buy in the next two weeks and still close in time to collect it? Some professionals say yes.

"It still can be done in six weeks," says Sibcy Cline Realtor Michelle Sloan. "I suggest buyers have an accepted contract in place with a seller before October 15th, to be sure they will close in time."

Economist Kevin Gillen of Econsult predicts a mad rush to close as the deadline nears.

Bruce Hahn, president of the American Homeowners Grassroots Alliance in Arlington, Va., is pushing for an extension and an expansion of the credit. Legislation to do that is critical, he says, because the recovery has so far been mostly jobless and people need more time to get their feet on the ground in order to buy.

Are you Ready Yet??

Often buyers are out there waiting for the right moment to jump in and purchase a home. I'm not sure there is ever a right moment. You do have to be prepared, though.

1. Do you have a steady job?
2. Do you have money set aside for a down payment and closing costs?
3. Have you talked to a lender about how much you can afford to spend on a home?
4. Do you know where you want to live?
5. What kind of home do you want to purchase?

First time homebuyers might feel a little pressure right now to purchase a home in order to take advantage of the $8,000 tax credit. In order to get the money, you must find and close on a home before November 30, 2009. That deadline is fast approaching. Truely you should find a home and have a negotiated contract on it by Oct. 15th in order to insure that you will close by Nov. 30th.

Think about it. Are you ready? If you can answer yes to all 5 questions above, and you want to purchase a home in the northern Cincinnati, OH area, call Sibcy Cline Realtor, Michelle Sloan to get started right away. Time and availability is limited. Don't miss this opportunity.

Mortgage Rates on the Rise - Buy Now

Freddie Mac confirms that average interest on 30-year fixed mortgages rose this week to 5.29 percent from 5.22 percent a week earlier.
Meanwhile, the average rate on a 15-year fixed loan climbed to 4.68 percent from 4.63 percent. Five-year adjustable-rate mortgages ticked up to 4.75 percent from 4.73 percent, but one-year ARMs slipped to 4.72 percent from 4.78 percent.

Housing officials remain concerned that higher rates could cause some prospective home buyers to delay purchases if they are unable to qualify for larger amounts, thus slowing down recovery efforts.

Landscaping Tips

Landscaping is an important part of selling your home. It's commonly known as "curb appeal" on the HGTV shows.

There are also some important tips to know about the shrubs and trees around your home. If trees, shrubs or vines are actually touching your home they need to be trimmed. When these plants touch your home, it can reduce the life of the exterior of your home. And those vines on your brick, may look pretty in summer, but they are actually eating away at your mortar and may compromise the brick itself and cause damage.

Away from your home, trees create wonderful natural privacy from your neighbors. A private and well landscaped yard will help sell your home.

If you are planning to sell your home in the Cincinnati area and want advice about landscaping, contact Sibcy Cline Realtor Michelle Sloan for a free analysis.

Single Family Homes

335 Active Listings
112 Pending/Under contract
125 Sold in the last 3 months

There is still more homes for sale in Mason, OH than there are buyers but the gap is closing. The market has really picked up for single family homes in the 45040 zip code. Several new listings are under contract within 30 days. The price has to be just right and the condition must be perfect.

Advice if you want to sell -- Do it now! Get your house on the market ASAP. Don't wait! If history is any indication, the number of buyers will slow as the summer heat rises.

Contact Sibcy Cline Realtor Michelle Sloan. www.SloanSellsHomes.com

Mason Condo Market

Let's take a moment to update the condo market in Mason, OH.

Currently there are 157 condos on the market in the 45040 zip code.
They range in price from $69,900 to $499,000.

33 units are Pending/Under Contract.

54 have sold/closed in the last 3 months.

It is definitely a tough market for condo sellers right now. There is a lot more units for sale than there are buyers.

Advice for sellers - Price competitively. Condo must be in excellent condition. Be prepared to take a loss if the home was purchased in the last 4 years.

Advice for buyers - You have a lot to chose from. Make an offer. Don't be afraid to make an offer on the one you really like. Some sellers only have so much to bring to closing. If they are taking a loss, they may not be able to negotiate low enough for the current market. Work with a Realtor who is experienced.

Appraisal Issues

"Your home is worth what a buyer is willing to pay." That is true but watch out for the appraisal.

Sellers have 3 things to be concerned about these days.

1. Waiting for the right buyer to enter your home and make an acceptable offer.
2. Negotiating repairs following inspections.
3. Getting an acceptable appraisal.

Today a seller was told the appraisal was $15K less than the negotiated sales price. How can that be?? We have a willing and able buyer. The buyer sets the market, right? NO! Beware, the appraiser now can set the price that the lender will accept for the property.

What are a seller's options. Accept the reduced price. Fight the appraisal and request another one. Or put the house back on the market and hope for a better appraisal next time.

The best option is likely to accept the reduced price because there is no guarantee waiting for a new offer will give you a better outcome. Also, a buyer may walk if another appraisal is requested and provides a higher price.

Something else to think about.

Short Sale Opportunity

This home is back on the market after an unfortunate chain of events. After waiting 6 months for bank approval of a short sale, the new buyers scheduled a routine inspection. Prior to the inspection, the water was turned on to the property and several leaks were found in the pipes inside the home.

The company that performed the winterization of the pipes refuses to take responsibility for the breaks in the system. What do you think? Prior to winterization, the plumbing in the home was in good working order. The Geiler Company sent a technician to winterize at an expense of $180. to the seller. The seller vacated the home and turned the utilities off during the winter months. When the water was turned on in May for the first time since the winterization, the pipes were broken.

This home would be an excellent opportunity for an investor or handy buyer who is looking for a deal. Check out this listing on Meadow Grove in Mason, OH at www.sloansellshomes.com

FHA Approved -- Not Always

Important information for buyers and sellers of condos.

If a buyer is FHA approved, a buyer only has to bring 3.5% downpayment to the closing table but they may not get to the closing because not all properties are FHA approved.

A lender can get a "spot approval" on a property that is not on "the list" but it has to meet several different criteria.

Buyers make sure you talk to your Realtor and Mortgage Lender about this. If you can't get a loan on a specific property, then you are wasting your time and the sellers.

Sellers beware. Ask your Realtor or Mortgage Lender if your subdivision is on the FHA list.

The number of pending properties has increased dramatically this month over March. Buyers are out there and they are serious!

3 Reasons to Buy a Home

1. Great Inventory — More Choices
Anyone looking for a home today will find a tremendous selection—nearly 14,000 properties are listed in the Cincinnati MLS. Whether you’re looking for a starter home, a high-end custom home or something in between, you’ll find just the home you’re looking for.
2. Low Interest Rates — More Buying Power
Mortgage rates determine how much you can afford. With the current low rates, you have
significantly more buying power. How low are rates today? Those who bought a home in 1963 were paying roughly the same rate as you’ll pay today. The rates won’t stay this low forever. Buying a home now can save you thousands of dollars in interest.
3. Homeownership Will Always be a Good Investment
Even if you are on the fence for now, that’s OK. There will be plenty of opportunities to buy a home when you’re ready. Homeownership is a vital engine in the American economy. It creates strong communities and builds wealth for families who buy homes. Homeownership won’t go out of style. Homeowners are invested in our communities. They are the joiners, fixer-uppers, and watchdogs that make our nation strong. Nine out of 10 consumers consider homeownership to be a sound financial decision. Purchasing a home is a great way to invest your money. In the past 40 years, real estate has delivered the most consistent positive return over any investment. When you are buying a home, you are building equity and adding to your assets.

Take Pictures Now to Sell House Later

A picture is worth a thousand words. That is true, especially when selling your home.

Often times moving is not by choice, but because of a job transfer or dramatic change in a family's life. Here's a little tip to help during those times when you have to sell your home unexpectedly.

Take digital photos of your home all year round. Especially in spring, summer and fall when the yard is looking it's best. Remember, no people in these shots. You want to show off the property. If you have a flower garden or tree that looks great, take a picture. Then, make a computer file of these photos to forward to your Realtor.

If you then have to sell in the dead of winter you can bring out the photos of what your home looks like in all seasons. These photos can be uploaded to MLS or you can create a scrapbook to place on the counter when potential buyers stop by. It will show how great your house looks and how proud you are of it.

Renovating Creates Better Resale Value

If you are planning any projects to update or renovate your home this spring, plan to keep records of the amount you spend. This information can be used to justify a higher listing or sales price of your home.

When listing a home, as a Realtor, I ask my clients if they have made any changes to the home in the last 5 years. Certainly, the best updates include.. finishing a lower level of a home. Adding a bathroom in a lower level. Updating kitchen countertops. Flooring upgrades.

You may not get all the money back from your renovation but it will help to get a higher price for your home when it comes to sell.

If you want advice on remodeling projects, contact your Sibcy Cline Realtor, Michelle Sloan.

Did you Know??

More buyers find their home on the Internet.. than print or yard signs.*

87% of Buyers are using the Internet to look for homes.

While its beneficial for buyers to look online, buyers still need a Realtor to represent them in the transaction. A good Realtor knows the market and can research comparable sales so a buyer makes the best decision possible.

Did you know, buyers benefit from a buyer's agent, but often pays nothing for their agents services? That's because most often the seller pays the buyer and sellers agent's commission.

Mason Condo Market

There is an overabundance of condos on the market in Mason right now. There are 146 units for sale. The price range is $54,000 to $435,000. It is definitely a buyers market for condos.

One benefit to owning a condo is lower maintenance and no yard work!

But one drawback is the HOA or Homeowners Association monthly fees. These fees can be as little as $100 a month to $300 a month. That's in addition to your mortgage. These monthly fees usually cover outside maintenance of the unit and sometimes utilities are included. Each community is different.

A higher down payment may also be required from a lender if you plan to purchase a condo. New guidelines require a minimum of 10% down for a conventional loan. Talk to a qualified mortgage officer for details.

Planning to Buy? - Things to Do

Many wanna-be buyers are being turned down for loans because of low credit scores or lack of down payment money. There are a few things you can do to gear up to get qualified for a mortgage.

1. Check out your credit history at www.annualcreditreport.com. What you don't know may hurt you.

2. Pay down debt and clean up any questionable accounts.

3. Start saving. A minimum of 3.5% will be required for a down payment on a loan.

Also, it is important to talk to a mortgage loan officer for some great advice. Often, a qualified mortgage officer can offer free advice about what accounts are dragging down your credit and explain how to raise your score.

If you need a referral for loan advice, contact Realtor Michelle Sloan.

ATTENTION FIRST TIME HOMEBUYERS!

Part of the American Recovery and Reinvestment Act of 2009 includes a Homebuyer Tax Credit.

The $8,000 tax credit is only available to first-time home buyers for the purchase of a principal residence on or after January 1, 2009 and before December 1, 2009. The credit does not require repayment. The tax credit will reduce the purchaser's income tax liability. If any credit amount remains unused, then the unused amount will be refunded as a check to the purchaser.

An individual purchaser cannot make more than $75,000 in 2009 and a couple cannot make more than $125,000 to be eligible for the credit.

Contact a certified tax accountant for more details.

How Much Can You Afford?

That's a great question and one a buyer should not take lightly. I recommend each buyer talk to a lender/loan officer before actually looking at homes. This way you won't find a home you love but you can't afford.

I can give you a list of reliable lenders who will meet with you personally and show you the latest programs available. Buyers should determine the amount you can afford each month and the amount of cash you will need at closing.

2009 is the year of change, especially in mortgage lending. The biggest change for buyers is the amount of money needed to put down on a loan. The minimum is 3.5% of the purchase price for FHA loans. Most conventional loans will require a minimum of 5% down payment. That does not include closing costs.

Talk to a lender/mortgage officer for details and get pre-qualified or pre-approved before looking at properties. This is very important.

Pre-qualified - A short conversation over the phone with a mortgage officer about your qualifications, income and debts. This is not a guarantee that you are truly qualified.

Pre-approved - The mortgage officer will actually check your credit and verify your income and debts. This is the best way to start the home buying process. The lender will also be able to give you a pre-approval letter, which will be important to have when you are ready to make an offer.

Looking for the Perfect Home

What a beautiful day to show homes in the Mason and Kings Mills area. I showed 8 homes in the area today in the $300K-$400K price range.

When looking at homes with a Realtor, it's important to take good notes because after about 3 or 4 homes the details start to get fuzzy.

A Realtor can show any property, listed by any broker. It's also important to only work with one Realtor instead of hopping from one listing agent to another.

The advantages of working with one Realtor:

1. The Realtor gets to know a buyer's wants and needs

2. Saves time - Realtor can schedule several showings in one day

3. Realtors work on commission only. A good Realtor will work hard for their client because their commission depends on it!
