Take Pictures Now to Sell House Later


A picture is worth a thousand words. That is true, especially when selling your home.

Often times moving is not by choice, but because of a job transfer or dramatic change in a family's life. Here's a little tip to help during those times when you have to sell your home unexpectedly.

Take digital photos of your home all year round. Especially in spring, summer and fall when the yard is looking it's best. Remember, no people in these shots. You want to show off the property. If you have a flower garden or tree that looks great, take a picture. Then, make a computer file of these photos to forward to your Realtor.

If you then have to sell in the dead of winter you can bring out the photos of what your home looks like in all seasons. These photos can be uploaded to MLS or you can create a scrapbook to place on the counter when potential buyers stop by. It will show how great your house looks and how proud you are of it.

Renovating Creates Better Resale Value

If you are planning any projects to update or renovate your home this spring, plan to keep records of the amount you spend. This information can be used to justify a higher listing or sales price of your home.

When listing a home, as a Realtor, I ask my clients if they have made any changes to the home in the last 5 years. Certainly, the best updates include.. finishing a lower level of a home. Adding a bathroom in a lower level. Updating kitchen countertops. Flooring upgrades.

You may not get all the money back from your renovation but it will help to get a higher price for your home when it comes to sell.
